Mobile Home

Dear 1031x.com, I am a realtor and I have a client who is looking to 1031 his rental home into a mobile home. Can this be done and if yes under what circumstances. Dear J: Thank you for contacting us. In some states there is a process for converting mobile homes to real estate. The process involves surrendering the title to the mobile home and placing the mobile home on the tax roles as real estate. If this is done then 1031x into the mobile home (now real estate) is no problem.
