Steven Hickox was born in 1952 in Vermont. His Father was a distinguished Professor of Geology at Colby College, Waterville Maine. Steven attended Eaglebrook School, Deerfield, Massachusetts graduating in 1968. He then attended Phillips Andover Academy, Andover, Massachusetts and graduated in 1971. He then attended Williams College, Williamstown, Massachusetts. After a summer job in Colorado, Steve emigrated to Colorado in 1973. He went on to attend Colorado State University graduating with a degree in Economics in 1977. He then attended University of Colorado Law School and received a JD in 1980. He was admitted to the Federal and Colorado Bar in 1981. He actively practiced law until 1994. He maintains an active law license in the State of Colorado. He is also a licensed real estate broker. In 1994, he founded 1031x.com, Inc. This company acts as Qualified Intermediary under section 1031 of the IRC. The company now has a ten year track record of successful growth. During that time, 1031x.com has safely handled more than three-quarters of a billion dollars for its client'sexchange needs.



Christopher T. Sayre has an MBA in Business Administration specializing in finance from the University of Denver. In the past, Chris has worked with start up ventures and in financial planning for fortune 100 companies. Chris co-founded 1031x.com, a national real estate exchange facilitator, in 1994 and has been in charge of marketing and operations since then. He has financed small and large commercial real estate projects--helping clients defer their capital gains taxes. Chris has been involved in the Rockies Venture Club. An organization that puts ideas and people together with capital to create successful business ventures. Chris has a passion for entrepreneurship.
Management:
Katie Zulanas is the Director of Operations for 1031x.com and Castle United Companies. Originally from Connecticut, Katie graduated from Fairfield University with a Liberal Arts degree, from UCONN with a degree in Software and Electrical Engineering, and from Rensselaer with a Masters in Engineering Operations. After 5 years in Chicago with her husband, their family moved to Denver in 1998. Katie has worked for several large corporations and is thoroughly enjoying working with 1031x.com and Castle Uniteds dynamic, growing organization, and learning about the 1031 tax law. Katie and her husband, Tom, have two boys who keep them busy with all the great Colorado outdoor activities.


Denise Warfield is our Operations Manager at 1031x.com. Denise grew up in Long Island, New York. After graduating from Miller Place High School, she headed south to college where she received a Bachelor of Science degree in Business from Jacksonville University, Jacksonville, Florida. Upon graduation, she received a commission in the United States Navy and served eight years as a Naval Officer. Following her military career, she worked eight years as a Consumer Credit/Financial Counselor and is now a member of our team at 1031x.com. Denise is the person to call for information about deferring your capital gains by doing a 1031 exchange. In her spare time, you can usually find her at a football game, lacrosse match or equestrian event with her husband and two children.
 
Julie Forsgren is the Assistant Manager at 1031x.com. Being born and raised in Portland, Oregon, Julie has fond memories of Cleveland High School. Julie attended Brigham Young University, were she took classes at both the Hawaii and Utah campus (although not at the same time!) Julie's experience includes Property Management, Accounting, Data Analysis and a five year assignment with the State of Oregon Water Resource Department. Julie's management skills come in handy when coordinating events with her children. Julie and her husband, Kevin and their crew are involved in many activities--especially music programs. Julie tells us, "Learning about 1031 exchanges has been very interesting and challenging. We have great clients, and I do enjoy helping people defer taxes and arranging fast-turn-around loans."
